Most families who move here decide on a single weekend. They fly into Pittsburgh on a Friday, drive out along the Ohio River, spend Saturday looking at houses in towns they cannot yet keep straight, and fly home Sunday having made a decision worth a great deal of money and several years of their children's schooling.
I have spent a lot of Saturdays in that passenger seat. I am a fourth-generation Sewickley native, I was born in Sewickley Heights, and I am raising my own children in this district. What follows is what I would say to you on that drive.
The district covers 11 municipalities across about 21 square miles along the Ohio River, 12 miles northwest of downtown Pittsburgh. There are 9 boroughs, which are Sewickley, Sewickley Heights, Sewickley Hills, Edgeworth, Glen Osborne, Leetsdale, Bell Acres, Glenfield, and Haysville, and 2 townships, Leet and Aleppo.
People outside the area call all of it Sewickley, and inside it the distinctions are the whole conversation. Sewickley borough is the walkable village, with the shops, the restaurants, and the library. Edgeworth sits beside it and holds most of the district's largest lots and oldest estates. Glen Osborne is small and walkable, with houses that mostly went up before 1930 and trees to match. Sewickley Heights and Sewickley Hills are where the land is, with lots that run to several acres and homes set well back from the road. Bell Acres is the acreage market, where a buyer who wants an acre or more and newer construction tends to end up. Aleppo runs the other direction entirely, and is largely townhomes and low-maintenance housing, including a large homeowners association community and a retirement community. Leet is compact and built around Fair Oaks. Leetsdale is the river town, with century-old Colonial Revivals, Foursquares, and Craftsman cottages, and it carries the district's most modest price points. Haysville is about seventy people and one of the smallest boroughs in Pennsylvania, which is the kind of thing you only learn by living here.
Two houses a street apart can differ in price, property taxes, and drive time. That is the most expensive thing to get wrong from a distance, and it is why a relocation weekend should not be spent looking only at listings.
Quaker Valley runs 4 schools: Edgeworth Elementary, Osborne Elementary, Quaker Valley Middle School, and Quaker Valley High School. The middle school and high school sit in Leetsdale rather than Sewickley, which surprises people. The district reports that all 4 have been named National Blue Ribbon Schools.
For 2026, Niche grades the district an A overall and ranks it 40th of 494 districts in Pennsylvania, 10th of 77 in the Pittsburgh area, and 8th of 41 in Allegheny County. U.S. News ranked Quaker Valley High School 9th in the Pittsburgh area in its 2025-26 edition. The district describes itself as small enough that class sizes allow a personal approach, and every student from kindergarten through 12th grade is issued an iPad.
The number the rankings will not give you is the size. High school enrollment runs around 586, which puts a graduating class near 145 students. For a lot of families that is the entire appeal, because the principal knows your child's name and it is difficult for a student to disappear. For others it is smaller than what they left. Both are fair reactions, and I would rather you have the number now than discover it in October.
There are more here than most relocating families expect, and they are genuinely different from one another.
Sewickley Academy is the long-established independent day school in the village, pre-K through 12th grade, founded in 1838 and the oldest independent school in western Pennsylvania. Eden Christian Academy on Nicholson Road is the largest private school in the 15143 zip code, running pre-K through 12th grade with roughly 620 students. St. James School on Broad Street is the Catholic option, serving preschool through 8th grade as part of the diocese's regional elementary system, and families continuing in Catholic education often go on to Our Lady of the Sacred Heart in Coraopolis for high school. Watermark Classical Academy on Beaver Street is a classical Christian program for kindergarten through 8th grade, and it is worth understanding that it follows a University Model, which means students attend mornings and are registered as Pennsylvania homeschool students, so it asks a good deal more of a parent's week than a conventional private school does. The Watson Institute in Sewickley serves students with special education needs, pre-K through 12th.
Families often assume they have to settle the school question before they choose a house. You do not. Most of these sit close enough to the village that the same house works either way, and plenty of families here use different schools for different children. I am a parent in this district and I am happy to walk you through how that actually plays out on a Tuesday morning.
Pittsburgh International Airport is the short trip, about 10 miles and 15 to 20 minutes, which is the detail that settles it for people who fly weekly for work. Downtown Pittsburgh is about 13 miles. Off peak that is close to 20 minutes straight in along Route 65, the Ohio River Boulevard, and in the morning rush plan on 25 to 30. If you are up the hill in Bell Acres, Sewickley Hills, or Aleppo, you are more likely to take I-79 to I-279 instead, which changes the math again.
Ask about this by municipality rather than by district. A house in Leetsdale and a house in Bell Acres can differ by 15 minutes each way, every day, for years.
Here is how I run it.
Before you come, we talk on the phone for half an hour so you can tell me what matters to you, where you will be working, and what you are leaving behind. You tell me which places you want to see, and I make sure you have the information on all of them rather than a short list I picked for you.
Saturday morning we drive the municipalities before we walk into a single house, so that by lunch you can keep Edgeworth and Bell Acres straight without reading a sign. Then we see homes.
If schools matter to you, I will answer as a parent in the district rather than reading you a ranking you already found online. If you want to tour a school, say so early, because visits get arranged in advance and not on a Saturday morning.
By Sunday you should be able to name the town you want and the price it takes, and know what is realistic this year against next. Deciding on a house that weekend is a fine outcome, and so is deciding on none of them. The one bad outcome is flying home still unable to keep the places straight.
Because I am not learning this area alongside you. My family has been here four generations, I was born in Sewickley Heights, and my children are in school here. I helped found Christ Church at Grove Farm and our family worships at North Way Christian Community. I know which streets take on water, which houses have come on and off the market three times and why, and which owners are thinking about selling before anything is written down.

I put that here rather than at the top because for a family moving across the country it matters less than everything above it, and I would rather be honest about the order.
