It is tempting to type your address into an online home-value tool and receive an instant estimate. Within seconds, you are given a number that appears precise, but how accurate is it really?

Online home valuations can be a helpful starting point, but they rarely tell the complete story.

How Online Estimates Are Calculated

Most automated valuation tools use publicly available information, including:

  • Recent sales in the surrounding area
  • Property tax records
  • Recorded square footage, bedrooms and bathrooms
  • General neighborhood market trends

A computer generated estimate can analyze a large amount of data quickly. What it cannot do is walk through your home and recognize the details that make it unique.

What the Algorithm Cannot See

Online tools may not know that you recently renovated the kitchen, replaced the roof, added professional landscaping or created an exceptional outdoor living space.

They also cannot accurately evaluate:

  • The quality of renovations and finishes
  • The condition and presentation of the home
  • Privacy, views and lot characteristics
  • Architectural details and craftsmanship
  • School district boundaries and neighborhood demand
  • Buyer activity within a particular price range
  • Off-market and private sales

This is especially important in communities where homes can vary significantly in age, architecture, acreage, condition and location even when they are only a few streets apart.

Why Online Values Can Be Misleading

An online estimate may compare your home with properties that are technically nearby but not truly comparable. A recently renovated home may be grouped with one that needs extensive updating. A private wooded property may be compared with a home on a busy road. A historic Village home may be evaluated alongside a newer suburban property.

These differences can have a meaningful impact on market value.

An online valuation may be too high, creating unrealistic expectations, or too low, causing a homeowner to underestimate the equity they have built.
